Halve the hamburger buns, spread with butter, and toast in a skillet until golden brown.
To make the guacamole, mash the avocado in a bowl, add the chopped cilantro, lime juice, finely minced garlic, and season with salt to taste.
Spread guacamole on the bottom half of each bun, then place a lettuce leaf on top.
Add the cheesy beef patty, then top with a slice of tomato, red onion, and jalapeño pepper.
Spread salsa on the top half of the bun, then place it on top of the burger.
Serve immediately with french fries or tortilla chips.
